Lake Keowee is a large Duke Energy reservoir in the South Carolina foothills, on the line between Pickens County and Oconee County, west of Greenville. It is not a city, and it is not in Greenville County. People search it for waterfront, for lake access through a community, or for a house near the water that never touches the shoreline. Those are three different products and three different prices.

The shoreline is managed. A dock, a seawall, or other shoreline work generally needs permission under Duke Energy’s shoreline rules for Lake Keowee, and a dock that exists today can still have conditions on it. Ask whether a permit is in place for the slip or dock you think you are buying, whether it transfers, and what you would be allowed to change. Chris will not describe a listing photo of a dock as a permit.
Many neighborhoods around the lake are membership or club communities with their own dues, architectural rules, and rules for amenity access. Those documents belong in the first week, not the week of closing. This page does not quote dues. They change, and they are specific to each community.
Waterfront does not mean municipal sewer. Plenty of houses around the lake use a septic system, and some use wells or community water. Ask what serves the lot, how old it is, and what a replacement would require on that slope. A lake view and a failing system can arrive in the same offer.
Also separate true waterfront from a view lot, a marina slip, and a house that is simply in a lake community. The words in a headline are not the legal access. Read the deed, the plat, and the community rules.
Downtown Greenville is commonly about 45 minutes to an hour from much of the lake, depending on which side you start from and on I-85 or local traffic. Clemson is closer to parts of the lake than Greenville is. Seneca and Walhalla are the nearby Oconee towns. Chris does not hold those cities out as his primary pages.
