Buyers compare your home with what has sold and with what they can buy instead this week. They do not price it from what you need to net. Chris builds a range from recent comparable sales, current competition, condition, and how quickly you need or want to move.
Before the price goes live, you should also know what evidence would cause a change, and how long you will wait for that evidence. A price cut made from one quiet weekend is a different decision from a price cut made because showings are not turning into offers.
He will also sketch estimated net proceeds: payoff, closing costs, concessions, and repairs. That sketch is an estimate. The closing statement is the number that counts.
Spend effort where buyers notice care and risk. Declutter, fix safety issues and active leaks, and make the entry and the exterior easy to read. Do not renovate on autopilot. Some projects help a sale. Others will not return their cost before you close.
For a known problem, the choices are usually to repair it, disclose it with records, or price with the issue in plain sight. Hiding a material defect is not one of the choices. Disclosure rules differ by state. Chris uses the forms for the state where the property sits, and an attorney answers the legal questions.
Photographs, the asking price, and the showing experience should tell the same story. The house should be ready before the first photo, not cleaned up after the listing is already online.
Once it is live, access matters. Buyers who cannot get in do not write offers. Chris will track views, showings, and feedback in the first two weeks and tell you what that pattern suggests: the price and presentation are landing, people are looking but hesitating, or the market is not seeing the home at all.
