Transylvania County, NC
Brevard
Brevard is the county seat and the place most people mean when they say they are moving to this part of the mountains. Downtown is walkable, with shops and restaurants around Main Street, and the Brevard Music Center fills the summer calendar.
National forest, trails, and waterfalls sit close to town, so a lot of buyers are trying to keep a small-city routine and still be outside during the week. Housing runs from in-town cottages and older neighborhoods to newer homes toward the edges of town.
The useful questions are practical: which streets stay quieter when the music season is on, how a property handles rain, and whether the lot is in town water or on a well. Chris starts there before anyone falls in love with a porch.
Transylvania County, NC
Pisgah Forest
Pisgah Forest sits between Brevard and the national forest, along the routes toward Hendersonville and the Blue Ridge Parkway. It is less of a downtown and more of a place to live: neighborhoods, local businesses, and a short path to the Davidson River, the Cradle of Forestry, and trailheads.
Buyers who want Brevard nearby without living on Main Street often start here. The community name covers streets that feel quite different from one another.
Lot size, who maintains the road, and how much winter sun the house actually gets matter more than the label on the map. Compare the specific street, not just the town name.

Lake Toxaway
Lake Toxaway is a mountain-lake area in southern Transylvania County, known for a large private lake and a mix of second homes and year-round houses around it. Many properties sit inside associations with their own dues, architectural rules, and rules for amenity access.
Those rules change both the real cost and how you can use the house. They belong in the first conversation, not the week of closing.
Lakefront, lake-access, and simply near the lake are different products and different prices. Chris will separate them before you tour, and he will point you to the association documents rather than summarize them from memory.
Transylvania County, NC
Rosman
Rosman is a small town southwest of Brevard, toward the South Carolina line and the headwaters of the French Broad. The pace is quieter, with more land between neighbors and a shorter drive onto forest roads.
People looking here are often choosing space, a different price than the lake communities, or a particular school and commute pattern. The housing stock is spread out, so two houses a few minutes apart can live very differently.
Septic systems, wells, driveway grade, and cell service are ordinary questions in this part of the county. They are worth answering before a view does the deciding.
Transylvania County, NC
Connestee Falls
Connestee Falls is an established gated mountain community south of Brevard, organized around waterfalls, trails, and shared amenities. Homes and lots vary widely, from smaller cabins to larger houses people live in all year.
Membership, dues, and building guidelines are part of the purchase. If you want a lock-and-leave place with neighbors nearby, it belongs on the list. If you want unrestricted acreage, it probably does not.
Confirm the current fees and what they include, and read the architectural rules, before you write an offer. Chris will not guess at either one.
Henderson County, NC
Hendersonville
Hendersonville is the seat of Henderson County, north of Transylvania County. It has a larger downtown, hospital access, and more day-to-day services than Brevard. Apple country surrounds the city, and Asheville is a reasonable drive when you need it.
Buyers who work or get care in Henderson County, or who want a bigger choice of homes, often look here and still spend their weekends in Pisgah. The two markets are close enough to search together and different enough that a price in one does not explain a price in the other.
Chris covers both counties so the search does not have to stop at the county line.

South Carolina purchases and sales use that state’s contracts and a closing attorney. Do not assume a North Carolina deadline or fee applies on the other side of the line.
