Transylvania County is the mountain county people mean when they say Brevard, Pisgah Forest, Rosman, Lake Toxaway, or Connestee Falls. The towns share a school system and a forested setting, and the prices do not.
A house in town, a lake association, and a few acres toward Rosman are different purchases. Septic, wells, dues, and driveway grade show up more often once you leave downtown Brevard. Chris separates those before anyone writes an offer.
The county was a buyer's market in the latest published month, with more months of supply than a balanced market. That is a description of closed sales, not a forecast for the house you want.
One county, several ways to live
Transylvania County is the mountain county people mean when they say Brevard, Pisgah Forest, Rosman, Lake Toxaway, or Connestee Falls. Brevard is the county seat. The other places share a forested setting and a school district name, and they do not share a price or a daily routine. A walkable street in Brevard, a gated community south of town, a lake association, and a few acres toward Rosman are different purchases.
The county sits against Pisgah National Forest and the South Carolina line. That geography is why wells, septic systems, private roads, and slope show up as soon as you leave downtown Brevard. Chris separates those facts before anyone writes an offer.
Water, septic, and the road
Outside town water and sewer, a buyer is usually looking at a well and a septic system. Age, permits, and the last repair matter more than a listing sentence that says “septic.” A system that worked for one household may not match a larger house or a different use. Slope and soil decide what can be replaced.
Road maintenance is the same kind of question. A state road, a city street, and a private road with a neighbor agreement are not the same ongoing cost. Driveway grade matters in winter. Chris would rather name those items on the first call than discover them the week of a due-diligence deadline.
What the county sales line can and cannot say
The Redfin Data Center line on this page is for Transylvania County as a whole. Brevard also has its own city line on the Brevard page. The county number mixes every community, so a buyer’s-market description of months of supply is about closed sales across the county. It is not a forecast, and it is not the value of the house you are standing in.
The latest published month on this site is labeled on the page, including the period ending date. When Chris talks about pace, he is quoting that published month. When he talks about price, he is looking at the homes that actually compare.
Drive times inside the county
From Brevard, Pisgah Forest is a short hop toward the parkway, Connestee Falls is a short drive south, Rosman is southwest toward the French Broad headwaters, and Lake Toxaway is farther south. Hendersonville is generally about a half hour east of Brevard on US-64. Asheville is commonly under an hour. Greenville is a longer drive across the state line.
Public schools are Transylvania County Schools. Confirm the assigned school for the address with the district. If you are comparing this county with Henderson County, start with the Hendersonville page as well. The contracts are both North Carolina, and the towns still do not share one market.
This is the Transylvania County line. Brevard also has its own city line on the Brevard page. For the period ending May 2026, the Redfin Data Center reported a median sale price of $547,000 (+0.9% year over year),
inventory of 383, and 7.4 months of supply
(Buyer's market). These figures are not an appraisal.
