SC Real Estate Exam Study Guide and Practice Test

Chris Groves, Licensed Broker.

The SC real estate exam study guide starts with two portions, not one blended score. PSI’s Candidate Information Bulletin, updated August 27, 2026, lists the broker national portion as 75 questions scored to 80 points, with 120 minutes and a minimum of 60 under Number Correct. The state portion is 50 questions worth 50 points, with 80 minutes and a minimum of 36. You must pass both within one year of the Commission’s eligibility approval. A SC real estate exam study guide and practice test for the state portion is the fastest way to see whether the South Carolina half is the one that needs the time.

I am Chris Groves, a licensed broker in South Carolina and North Carolina. PSI writes and administers this exam for the South Carolina Real Estate Commission. The numbers in this note come from that bulletin and from the Commission’s own FAQ and broker page. I left out anything those pages do not state.

The broker exam, in the bulletin’s own table

National broker questions can be worth up to two points. That is why 75 questions are scored to 80 points. The minimum PSI prints for that portion is 60. I will not convert 60 into a percentage, because the bulletin labels it Number Correct on a portion that is not one-point-per-question all the way through. The state portion is simpler: 50 questions, 50 points, and 36 required.

If you take both portions in one appointment, the bulletin lists 130 points and 200 minutes. Five to ten experimental questions may also appear. They are not scored, and the time you spend on them does not count against the exam clock. You will not know which items those are. Answer them the same way you answer the rest.

Your score appears on the screen when you finish. A passing result is reported to you and to the Commission. A result that is not passing comes with a diagnostic report by topic. That report is more useful than a single number, because the next registration can be one portion instead of both.

Fees, scheduling, and the eligibility year

Apply to the Commission before you register with PSI. The broker page says that after the application is approved you get an email from DoNotReply@llr.sc.gov. Wait 48 hours after that email so PSI can import the authorization. Then you register and pay PSI directly. The bulletin’s fee schedule, for broker and associate exams, is $67 for both portions and $59 for one portion.

Those fees are not refundable or transferable, and a fee is valid for one year from the date you pay it. You can register at PSI’s South Carolina real estate site or by calling 855-340-3701. You may cancel or reschedule without losing the fee if PSI receives notice two days before the appointment. A voicemail is not that notice. You also cannot make a new appointment on the same day you tested. If you test on a Wednesday, the bulletin says you can call the next day.

The Commission’s rule on the eligibility letter is a one-year clock of its own. Candidates have to pass both portions within one year of the eligibility approval. If that approval expires, you reapply to the Commission before PSI will register you again. The payment year and the eligibility year are both in the bulletin. Track them separately.

Education before the application

Unless you are exempt, the Commission’s FAQ says a broker applicant needs prelicensing Unit IIIA and Unit IIIB. A law degree, or a bachelor’s or master’s degree with a major in real estate from an accredited school, is one exemption the FAQ names. Reciprocity with Georgia or North Carolina is a different path. Read that agreement before you skip a course.

For a first-time associate, broker, or broker-in-charge applicant, the course certificate is good for five years. If you reapply after failing to pass both the state and national portions, the certificate is good for three years. You cannot register for the exam until the Commission makes you exam eligible. The school’s course exam is a separate hurdle: the FAQ cites Regulation 105-6 and says you can take that course exam twice. A second miss means you retake the course.

What the state portion is built from

The bulletin’s state-portion references are South Carolina statutes, not a secret outline. The ones I would keep open while you study are the license law in Title 40, Chapter 57, the fair housing law in Title 31, Chapter 21, the Residential Landlord and Tenant Act in Title 27, Chapter 40, and the disclosure and vacation-rental statutes in Title 27, Chapter 50. The bulletin also lists time sharing, homestead exemptions, tax chapters, the fire marshal statute, and a building-code section. Use the bulletin’s list as the checklist. If a topic is not on it, do not let a random quiz invent one.

  • Learn the state portion as statutes you can name, not as slogans.
  • Practice national items with the two-point questions in mind. A careful answer can be worth more than a fast one.
  • When the diagnostic report names a weak area, reread that statute before you buy another full sitting.
  • Arrive at least 30 minutes early with one valid, unexpired photo identification. The name must match the registration.

A state-portion practice test

Broker Ready SC has 308 original questions on the state portion, with explanations, and Drive Mode if you want to hear them. Pro is $49.99 once. It does not replace Unit IIIA and Unit IIIB, and it is not affiliated with the South Carolina Real Estate Commission or PSI. The shop page is the SC real estate exam study guide and practice test. Five questions a day will not finish 308 items in a weekend. They will show you, every day, whether the state statutes are sticking.
