SC Real Estate Exam State Portion: What to Study and How to Practice

Chris Groves, Licensed Broker.

Most people who fail the South Carolina exam don't miss the national portion by much. They get caught on the state portion, where the questions are about South Carolina's own license law and Commission rules, and where common sense from another state can steer you wrong.

I'm Chris Groves, a licensed Broker in South Carolina and North Carolina. This is a study guide, not a Commission publication. Always check the current SC Real Estate Commission and testing-vendor materials for the latest exam outline.

The five areas to know cold

Broker Ready SC organizes its 308 state-portion questions into the same five buckets I'd study by:

  1. The SC Real Estate Commission and licensing. Who the Commission is, what it can do, license types, and what it takes to get and keep a license.
  2. Statutes for licensees. The main license law is in Title 40, Chapter 57 of the SC Code. Know what licensees must and must not do, and the consequences.
  3. Agency and non-agency relationships. South Carolina's rules on representing buyers and sellers, disclosure, and what a customer (not a client) is owed.
  4. Additional SC statutes. Other state laws that touch a transaction.
  5. Closing details. What happens at closing in South Carolina and who handles what.

Three study habits that work

Study by topic, not at random. Find your weakest of the five areas and loop it until you're consistent, then move on.

Read the explanation even when you're right. A lucky guess on test day feels the same as knowing it, until the next question on the same rule is worded differently.

Use dead time. Broker Ready SC's Drive Mode reads each question and answer choice aloud, pauses so you can think, then reads the answer and explanation. Start it before you drive and turn the commute into review.
